Akelius acquires five more multi residential apartment buildings in Toronto in the past three months- 240 Oriole Parkway - 755 Avenue Road - 150 The Donway West - 110 Wellesley Street East - 4 Overland Drive removing more affordable housing from the city of Toronto. Rents on vacant apartments in these buildings will increase 35% -50%. Superintendents will be removed resulting in loss of your security. Months of upheaval for the current tenants due to constant construction on hallways and vacant apartments whether they need it or not so these buildings fit into the Akelius business model. As reported by tenants in other buildings across the city owned by Akelius there will be notices of evictions sent out with excuses from Akelius they were sent by mistake etc. to intimidate the current tenants into leaving.
By increasing the revenue on vacant apartments it will increase the value of these buildings for resale. Companies such as Metcap Living and others are using the same business model and Akelius intimidation tactics. Residents at 111 Lawton Blvd. have been subjected to constant renovation construction noise for the past eighteen months, eviction notices, people stuck in elevators for a couple of hours because of no superintendents to help as the emergency button doesn't work and all the elevators being used at the same time as freight elevators for all the heavy construction material. The fire department for this area have now become irritated responding to all the false alarms created by the construction workers. Rents jumped from $1200.00 including utilities to $1750.00 with out utilities. for a one bedroom. By increasing the rent revenue by $550.00 per month $6600.00 per year on one apartment unit will increase the value of this building by $85,000.00 to $100,000.00. 111 Lawton Blvd has 152 units.
